Aerium refinance Luxembourg office for €104 million


Aerium has refinanced the debt on an office asset in Luxembourg with Nomura for €104 million.

It provides funding diversification for Aerium and potential for future financing with Nomura, as Aerium continues to target the Benelux region, according to a statement.

H2O, the 26,000-square metre office building, is currently undergoing a leasing process with 10,000 square metres available. Present tenants include Nomura, Global Jet and PwC.

It is expected to be running at full occupancy by the end of 2017.

Located in Ban de Gasperich, south of Luxembourg City, it is easily accessible via motorway to France, Germany and Belgium, while the airport is less than 10 minutes away.

Built in 2006, the property achieved a Building Research Establishment Environmental Assessment Method (BREEM) of ‘Very Good’ in 2014.

Roger Cattermole, managing director at Nomura, said: “Nomura is extremely pleased to be working with Aerium on refinancing this high-quality office building in Luxembourg. We see strong value in the asset and fully support the management team in their strategy to lease the available space in the property.”
